Timber Pest Inspection

What is inspected?

A thorough on-site inspection conducted in accordance with guidelines of AS 4349.3 - 1998 Inspection of Buildings Part 3: Timber Pest Inspections will cover and is not necessarily limited to the following areas:

  • Identification of any timber pests such as termites and borers.
  • Determining the presence of any wood rot and fungal decay.
  • Inspection of the roof cavity, subfloor and room by room testing of all visible timber areas.
  • Identification of conducive areas for termites both in the house and around the perimeter of the house including fences, trees and outbuildings.


THE SITE

  • Check the site including any timber structures such as bridges, landscaping, retaining walls, fences, tree stumps, trees and timber embedded in the soil within the property boundaries up to a distance of 50 metres of the building, where applicable.

BUILDING EXTERIOR

  • Check timber stacks stored against outside walls. This practice may allow termites to gain easy access to the wall cavity without early detection.
  • Check for hot water services and air conditioning units which release water alongside or near to building walls.
  • Soil from garden beds blocking weephole, drainage or ventilation openings in walls allowing for undetected termite entry.
  • Proposed extensions or alterations to the building for removal of existing termite barriers or access for inspections.

ROOF EXTERIOR

  • Roof plumbing leaks and drainage problems resulting in damp conditions attract termites.
  • Build-up of branches and leaves in gutters and flashings create pathways to roof structure.

SUB-FLOOR

  • Check for adequate subfloor ventilation. Make certain that airflow through the vents is not obstructed.
  • Check for leaking showers or leaks from other ‘wet areas’ that may also increase the likelihood of concealed termite attack.
  • Poor drainage, especially in the subfloor, greatly increases the likelihood of wood decay.
  • Checking for presence of shelter tubes around or through defective termite barriers. Evidence of non-existent or defective termite shields installed to isolated piers; storage of timber and stored goods under/adjacent to the building.
  • Obstruction of weepholes or vent face on external sub-floor walls.
  • Check for presence of timber off-cuts and debris in sub floor area which may contain termite nests.
  • Concrete slabs should have an exposure rate of 75mm to permit detection of termite entry. The edge should not be concealed by render, tiles, cladding, flashings, adjoining structures, paving, soil, turf or landscaping etc.

ROOF SPACE

  • Check for high moisture readings due to poor ventilation, ineffective drainage, leaking pipes, leaking roofs, defective flashing or by concealed termite activity.
  • Check for termite activity and shelter tubes to timber roof members.

BUILDING INTERIOR

  • Check for plumbing leaks and drainage problems as damp conditions attract termites.
  • Check for mould growth to bathroom, shower base, basins and laundry troughs.
  • Hot water overflows should be plumbed away from the building.
  • Check timberwork for hollowness and structural integrity.
